Can i set up my house to transfer to someone as soon as I die instead of a will?
I have heard of a "Transfer on Death" deed. I assume the person you are transferring to would need to be on the deed.
Most places in the US, if you hold title as joint tenants with a right of survivorship, the property transfers into the name of the surviving joint tenant as soon as one dies. YOu could also deed it to them and retain a life estate, that would extinguish with your death and pass the property as well
YEs. You would both need to be in title as "Joint tenants with a right of survivorship" in most states. It's actually called a survivorship deed.
